Malaysia is a young country with a growing population centered on youth, where incomes continue to rise. It is aiming to become a developed nation by 2025. As you can see from the chart below, unlike Japan, Malaysia has a younger population.
Real estate prices (condominium price index) in Kuala Lumpur have increased approximately 2.7 times over the past 20 years. Per capita personal income has also increased 2.8 times during the same period. Real estate prices have been rising in correlation with income growth.

As the graph shows, 2011-2016 was a bubble period with significant price increases, and 2017-2020 was an adjustment period with slight declines. Malaysia is pursuing an income-doubling plan, and incomes are expected to continue rising at about 5% annually excluding the COVID period. While selection is important in Malaysia where property supply is abundant, there are many properties that can be expected to generate both income (rental income) and capital gains (appreciation). Another advantage is that foreigners can also obtain housing loans.
